How the Right Prep Tripled My Seller’s Return

Every home has potential — sometimes it just takes the right plan to bring it out.

When I first stepped onto this horse property in Arroyo Seco, I could tell the sellers were unsure what to do. It had been vacant for three years, and while the location and acreage were beautiful, time had taken its toll.

Before jumping straight to market, I decided to invite a few local brokers and agents to preview the property. Their feedback was honest, most thought it was a “tear-down,” placing its value as low as $650,000.

When the listing went live, the response was immediate. Within just four days, we were under contract. The final sale price far exceeded early expectations, just shy of $1 million, and the sellers earned roughly three times their return on what they had spent preparing the property!

What started as a “tear-down” turned into one of the most rewarding sales I’ve had the chance to represent, not just because of the result, but because it reminded everyone involved what thoughtful preparation can do.
